Manulife Analyst, Asset Management in Toronto, Ontario
Reporting to the Senior Director, Asset Management, the Analyst, Asset Management is accountable for the efficient, on-time and accurate delivery of portfolio reporting and analysis with respect to all aspects of Manulife’s Eastern Canada portfolio. The role also involves making supported recommendations on leasing strategies, capital investment programs, operational efficiencies and other value enhancement initiatives throughout the portfolio.
Responsibilities
Assist in creating and maintaining strategic asset plans for each property in the portfolio, including implementation of asset management led initiatives
Identify and recommend value initiatives within the assigned portfolio; including lease strategies, asset repositioning, development opportunities, supplier contracts, etc.
Review and summarize leases and gain an understanding of the key legal clauses
Facilitate the quarterly and annual property review and budgeting process in conjunction with property management and leasing teams
Provide analytical support for major new and renewal tenant leases to facilitate negotiations
Build and maintain cash flow valuation models to assess the value and cash flow implications of prospective lease transactions, proposed developments and various capital projects
Provide support to investments teams during the due diligence process with respect to assets for sale or acquisition as needed
Assess, monitor and provide updates on project budgets and schedules, with focus on variance analysis and cash flow forecasts
Assist property management teams with building capital and operations related projects including cost benefit analysis, project status updates and other reports required for project approval and implementation
Assist internal and external parties with the coordination and review of quarterly third-party appraisal process
Attend property tours and inspections together with building relationships with brokerage community, appraisers, property, leasing and development managers and other partners
Keep current with market trends and prepare market reports and research for internal use
Support other real estate and portfolio related initiatives as assigned
What we are looking for
Minimum of 1 to 2 years of relevant commercial real estate industry experience with an operator, landlord or service provider
Undergraduate degree in real estate, business, math/statistics, urban planning, engineering or other relevant area of study
Knowledge of real estate portfolio leasing, administration, procedures and legal terminology would be welcomed
Candidates with knowledge of Argus Enterprise software preferred
High technical proficiency with Microsoft Excel and PowerPoint
Knowledge and demonstrated interest of financial and real estate markets
Well-developed communication and negotiating skills
Ability to meet multiple targets and work in a fast-paced working environment
Strong work ethic with a commitment to detail and accuracy

Salary range is expected to be between
$74,000.00 CAD - $111,000.00 CAD
